Renovations / Extension

$1200-$3500sqm

Things that will determine which end of the scale you're on -

site access / Quality of materials / Room type (kitchen / bathroom will be more expensive to renovate / extend than a bedroom/living room)

Decks

$220-$400sqm

Based on H3 treated softwood frame under 1m off the ground, 19mm Merbau, spotted gum or treated pine decking, with stainless steel screws.

Other variables such as -

Site access
Is there an existing base to work off
Type of decking material chosen
Custom designs

These will all be a factor in the overall cost.

New Build

Build cost - not including approvals and fees

Granny Flat

$75k - $175k

- Granny flats under 50sqm, simple laminate kitchen, cladded, sheet roof with basic PC items, single light fitting and power point per room will be on the lower end of the scale.

- Brick veneer Granny Flats 60sqm, tile roof, Polyurethane kitchen W/ stone benchtops, alfresco area, multiple downlights and powerpoints, Premium PC items, attached garage, will be on the higher end of the cost scale.
